5) CJ can swim
Not only can CJ swim, but some NPCs also have the ability to swim in GTA San Andreas. This is a notable difference from previous GTA games where staying in the water for too long will kill the player.
Swimming allows GTA San Andreas players not to worry about exploring when they are near a body of water. A lot of people in real life know how to swim, so it's refreshing to see that represented in a GTA game.
There's also the issue of CJ eventually drowning if he dives too long. Coincidentally, this links to the next entry in this list.
4) CJ gets better the more he practices
Practice leads to perfection. While the rewards in GTA San Andreas can be unrealistic at times, it's the thought that counts. In GTA San Andreas, there are several stats that the player can improve, including various driving and weapon skills.
The video above shows single weapons and dual weapons. The important distinction is that players can only double wield certain weapons if they have high enough skill to do so (aka Hitman level).
Normally, people don't become masters overnight, so it's interesting to see GTA San Andreas emulate that in this way.

Rockstar Games did their homework when it came to making GTA San Andreas locations look like their real-life counterparts. It's not blatant plagiarism or anything like that; instead, GTA San Andreas pays homage to these locations.

The buildings, streets and general architecture look very well done in GTA San Andreas. Most GTA games do something similar, but GTA San Andreas' huge map makes it more impressive.
2) CJ can change his appearance
One of the most innovative features introduced by GTA San Andreas was the ability to customize CJ in various ways. Previous GTA games were much more limiting in this way, which was not at all reminiscent of real life.
A definitive example of this was how CJ could get muscular or fat depending on his lifestyle choices. For example, he would have to go to the gym to get muscular. Alternatively, he can overeat to get fat in GTA San Andreas.
Interestingly, this feature is absent in all other GTA games.

An excellent example of GTA San Andreas imitating real life can be found in the Los Santos Riots. The Los Angeles riots of 1992 inspired the Los Santos riots in many ways. There were mass looting at both events, with several buildings on fire, as can be seen in some infamous photos.
Likewise, both events were largely triggered by the failure of the justice system to arrest police officers who the public knew were guilty.
